Renters Rights Act - Deadline for Landlords
The Renters’ Rights Act (RRA) recently became law and will take effect in England on 1 May 2026. One key rule is that landlords must inform current tenants of the changes by a set deadline.
Landlords must provide an official government "Information Sheet" to all current tenants in an Assured Shorthold Tenancy (AST) by 31 May 2026.

The government plans to publish this Information Sheet on GOV.UK in March 2026. The guide will explain the changes in the Act, including the switch to periodic tenancies and the end of Section 21 "no-fault" evictions.
If you already have a written tenancy agreement, you do not need to create a new contract. Just send the official "Information Sheet" by 31 May 2026. For oral tenancies, landlords must give tenants a written statement of terms by the same date. Failing to provide this information on time can result in a civil penalty of up to £7,000.
